this property is one of the most unique investment properties I have seen in northern westchester.
💰 listed at $850,000 - the multi-family building has 9 units.
🏡 Built in 1850, the plaque on the outside steps signifies that potentially this is a historical site.
historical buildings can prove challenging when it comes to renovations as specific town approval is needed.
💧Utilities & features: municipal water, municipal sewer, natural gas, heat- hot water circulation.

📈 FINANCIAL ANALYSIS OF A POTENTIAL DEAL

when investing, the numbers have to work - it’s as simple as that.
below is the excel sheet i use to estimate how much $ a property will generate or lose.

this example is a 3- unit property.
the current rents of $1,500/month would result in a $26,000 loss per year.
however, if you could increase the rents (assuming you can find tenants) to $2,500/month that would result in an additional $36,000 a year in potential gross income & a positive yearly cash flow.
noi - net operating income
capitalization rate = annualized noi / property value.
